A Real Estate Personal Shopper is a property consultant that positions and defends buyer side in an exclusive and determinant kind. The interests of the buyer customer and works following this method:

 

1. IN-DEPTH INTERVIEW TO KNOW NEEDS AND MOTIVATIONS
It is esential to know needs and motivations of the customer. During this meeting, I specify the most important details like: neighborhood, dimensions, style, conservation level, distribution, price and financing.

2. SIGNATURE OF THE AUTHORISATION OF THE REAL ESTATE PERSONNAL SHOPPER AND PAYMENT OF PROVINDING FUNDS
Once its defined what the customer needs, a services contract will be signed. It includes : description of the search criteria , the services contracted including the final cost of the services also as an amount of the initial cost in concept of fees for the search that will be discounted from the total cost. My services will be accrued in different stages: reservation signature, the down payment signature and formalization contract signature.

3. SEARCH AND VISITS
Once the contract has been signed, I will start my search to prospect the offer. I visit the properties that comply the conditions and present to the client a document with a selection of properties to know which ones of them he would like to visit.

4. I FOUND
When my client is intersted in a particular property, and having investigated the legal and technical situation of the property, I start the process of the price negotiation . Once is reachesd an agreement, I will prepare the documentation for the signature of the different contracts: reservation document, purchase agreement and purchase deeds.

5. POST-SALE SERVICE
My service of the real estate personal shopper will not finished with the purchase of the property: also I will advise in all the formalities of the post-sale: change of ownership, deliver the documents to public organisms, technical consultations etc…
